Sellers: Services
Initial
Consultation
Before your house is listed, Liz will meet with
you to discuss the selling process. She will
also do a room-by-room assessment of your home
to give you advice on what can be done to best
showcase your home. While some sellers paint,
refinish floors, and take on other major projects,
some clients do very little. She’ll advise you
on which improvements will add value and, if
appropriate, arrange for the work and oversee
the contractors. Even if major improvements
to the house are not on your agenda, she can
recommend minor changes and inexpensive adjustments
that will show your property to its full advantage.
Staging
Staging is the act of preparing a house for
sale to make it appeal to the largest number
of buyers possible, and it is one of the most
important things you can do to add value to
your home. Liz's extensive inventory of furniture
and dècor, background in retail decorative home
goods with Neiman Marcus, and natural flair,
are the winning combination needed for a successful
staging job. See
Before and After photos of Liz's staging here.
Marketing
Liz's marketing combines high quality marketing
materials and extensive advertising
to bring in the greatest number of potential
buyers. Bringing you the maximum price for your
home is her goal! She contacts each agent who
visits your house to get feedback, which she
passes on to you, and she will send you a weekly
marketing report, so you can keep abreast of
interest in your house, and the market as a
whole.
Contract and settlement
Liz is closely involved in every phase of the
transaction including presenting all offers;
helping to negotiate contract modifications
through final ratification; and supervising
each detail through settlement, which includes inspection(s), financing and any other contingency
periods; coordinating information with the settlement
attorney; and assisting in any manner to ensure
a smooth settlement. Liz is with you every step
of the way!
After Settlement
Liz is a seasoned real estate professional,
so continue to use her as a resource! Call her
for an update on the residential real estate
market, current financing, neighborhood sales
and any "home related" resource you need. Also
take advantage of her solid relationships with
many of the best contractors, appraisers and
anything else you might need from A (architects)
to Z (zoning)! |
